The fund invests in the stocks of companies operating in the financial, diversified financials, mortgage real estate investment trust, real estate investment trusts, real estate, equity real estate investment trust, real estate management and development and real estate operating companies sectors. The fund invests in dividend paying, growth and value stocks of companies across diversified market capitalizations. It replicates the performance of the Hoya Capital High Dividend Yield Index, by using full replication technique. Hoya Capital High Dividend Yield ETF is domiciled in the United States.

The investment seeks daily investment results, before fees and expenses, that correspond to two times (2x) the daily performance of the Dow Jones U.S. Real EstateSM Index. The fund invests in securities and derivatives that ProShare Advisors believes, in combination, should have similar daily return characteristics as two times (2x) the daily return of the index. The index measures the performance of the real estate sector of the U.S. equity market. Component companies include, among others, real estate holding and development and real estate services companies and real estate investment trusts ("REITs").
