The investment seeks to track the performance, before fees and expenses, of the Fundamental Income Net Lease Real Estate Index. The index is generally composed of the U.S.-listed equity securities of companies that derive at least 85% of their earnings or revenues from real estate operations in the net lease real estate sector ("Eligible Companies"). Under normal circumstances, at least 80% of the fund's total assets (exclusive of any collateral held from securities lending) will be invested in the component securities of the index. It is non-diversified.

It invests in the public equity markets of the United States. The fund invests in the stocks of companies operating in the financial, diversified financials, mortgage real estate investment trust, real estate investment trusts, real estate, equity real estate investment trust, real estate management and development and real estate operating companies sectors. The fund invests in dividend paying, growth and value stocks of companies across diversified market capitalizations. It replicates the performance of the Hoya Capital High Dividend Yield Index, by using full replication technique.
